Concrete
Cracked concrete can be a tremendous liability, not only for Commercial centers but also for residential homes. Concrete cracks typically indicate the cause was from one of the following: the weight of heavy items, improper preparation of the sub grade, erosion of the sub grade or in very cold climate the moisture freezes and the concrete is pushed up. Identifying the reason helps with the repair process.  Long Life Services will remove the old concrete of damaged areas, properly prep the area and set the concrete. Past projects include, repaired and new concrete for sidewalks, cut out for pipe repair, anchored signs, and installation of ramps.

Caulking & Seal Coating
The main purpose for seal coatings is to extend the life of a system. The products we use are from Sonneborn, who produce environmentally friendly and cost effective products. Seal coatings many advantages add to increased safety, they upgrade the aesthetics and appearance of the system in areas of high vehicular or pedestrian traffic. In addition, seal coatings will assist in protecting concrete from freeze-thaw damage, as well as protects occupied area from water damage.

Before application can begin, areas are checked to be structurally sound and clean. All repair work is complete on any damaged spots, seams are caulked and area is thoroughly vacuumed.  A variety of forty standard colors are offered.

An example of some of the more popular projects that we have completed with seal coatings are; concrete areas such as interior industrial floors, ramps for parking garages, exterior-grade plywood, and various metal surfaces.

Power Washing
Long Life Services, power washing cleans with high pressure and environmentally safe detergents. This service can make old, worn materials shine like new. There is an immediate visual affect from power washing a soiled area. Power washing can be utilized on unlimited items, buildings soiled by fungus, sidewalks laden with gum, parking areas spotted with grease, trash receptacles lined with filth, awnings laced with grime and dirt on commercial equipment or vehicles.

Powerwashing is done at night or early morning hours to avoid inconveniences to tenants and patrons.

Asphalt Repair
Weather conditions, earth movement, initial improper lying of materials, and heavy equipment can all add to the results of damaged asphalt.  These conditions will cause small cracks in the asphalt. As time passes water begins to leak through the small cracks, eroding the layer under the asphalt surface.  As weight passes over the surface, the asphalt caves in and eventually creates potholes.  Potholes can cause much damaged to the unsuspecting passerby.

Porter service is a necessity for every commercial center. Customers and employees feel good about returning to a facility because it's clean.  Our porter services will help your property stand out above all others. Our property inspections will raise the level of aesthetic appeal of a property and as well as address safety issues.  Property inspections are particular helpful in selling a property, leasing space, and maintaining good relationships with existing tenants.  We walk and review a property, for our clients, noting all the maintenance items, along with reviewing our standard property maintenance checklist.

Long Life Services provides regularly scheduled services, daily, weekly, monthly, or quarterly.  A program can be designed for specific properties, with hand picked services for each property.  Properties have continual and ongoing concerns. Demolition
Long Life Services can provide interior and exterior demolition. The process of demolition is an Art. It is an extensive, precise dissecting of structural or non-structural items. We can take a structure, dissect all non-usable walls, fixtures, ceilings, the list goes on and on. Proper demolition is a critical cost saving measure for the Property Owner.  A 'Construction Ready" environment takes out the guesswork for the sub-contractor bidding.  They can see the reality of what they have to work with.  We have had great success doing this for Commercial Property investors who expect our services to prepare for fire damaged, water damaged, and unsightly properties for remodeling.

Interior Finish Out
There are two types of "Interior finish out". One in which we prepare an empty un-leased space for the property owner, installing clean white walls, ceiling and carpet.

The other is one in which the space has a contract with a tenant.  We work for the tenants and get the space ready for doing business or move in. Everything from laying new plumbing, installing new walls, running new electrical and installing new signs is completed.  We have relationships with every construction trade, from electricians to plumbers, H.V.A.C., carpet layers, glaziers, masons, framers, overhead doors, locksmiths, and marble/tile installers.  Basically, if our own crews cannot do the job, we have reliable industry contacts that can.  We will manage the project to adhere to our standards of perfection, which are never compromised.

ADA Compliance Codes
The ADA compliance is an overlooked issue with many Commercial Centers.  The Americans Disability Act has very specific requirements for handicap parking accessibility and design.  Commercial Centers that provide goods and services to the public have an obligation to maintain accessibility to all. It is required by Federal Law to comply with the ADA.  Long Life Services can make your parking lot ADA compliant, by restriping parking lots, adding ramps, paint handicap logos, and proper signage. We have assisted many Property Managers in understanding all the very specific guidelines set by the U. S. Department of Justice.
